Beautiful Photos and Virtual Tours

When you list your home with me, virtual tours are included as part of my marketing campaign - it is, I believe, a necessary ingredient for properly presenting a home - my seller clients all agree - and buyers have told me time and time again that without ample numbers of photos and a virtual tour, they feel that the seller and listing agent are hiding something.  My virtual tours include panoramic pictures and are not just a slide show of photos - my photos and virtual tours take time and effort, but the payback for my clients makes it well worth it.  This is a feature that I subscribe to and pay for to benefit my clients, to increase exposure of my clients' homes to potential buyers.  Additionally, your home will have its own property website, featuring all of the special details of your home, displaying photos, offering printable brochures and linking to your virtual tour.

 

Advertising on Major Real Estate Websites

When you list your home with me, your property will be advertised on various national real estate sites.  I have my listings, my photos and virtual tours syndicated to the high traffic national websites that potential buyers use to find homes.  Additionally, I subscribe and pay for special listing services through Realtor.com that showcases your home with upto 25 photos, custom write-ups, among other features to get your home noticed! I subscribe and pay for special listing services through homesdatabase.com that tracks the listings and potential buyers!  Other syndication includes homes.com, frontdoor.com, and of course, the national listing service's website at http://homes.point2.com, among many, many others!  I utilize these services to increase exposure of my clients' homes to potential buyers.

 

Consistent On-Line Advertising

I have a routine that I try to keep every day...some people exercise first thing in the morning, I advertise.  Some people exercise before they go to bed, I advertise.  I advertise on well-known, high traffic classified ad websites for mass exposure and some not-so-well known sites that target specialized buyers.  I advertise my listings consistently, in Southern Maryland areas and beyond!  With a background in statistics and economics, I understand the market and where to maximize exposure to segments of potential buyers for your unique property, whether it is a starter-home, waterfront property, horse property, farm, commercial opportunity, etc.  I utilize classifieds advertising to increase exposure of my clients' homes to potential buyers. 

 

Other Advertising

When you list with me, your home will be featured on various pages of my website and will be included in my personal publication that has great on-line exposure through postings and blogs, as well as distribution to hundreds of potential buyers through email.  My publication can also be found on high traffic community bulletin boards located in retail stores, restaurants, grocery stores and post offices in Southern Maryland.  Additionally, direct mail, other print advertising and exposure through participation in events like the Bay Country Boat Show are utilized to increase exposure of my clients' homes to potential buyers.  Plus, search google for Southern Maryland Homes for Sale - I have great 1st page rankings for my website and my listings...and speaking of rankings, browse throught the agents on the  National Listing Services website (http://homes.point2.com) and see where I rank in Charles County, St Mary's County and Calvert County...and within Maryland!

 

Seller Access to Information

A great feature that is available to my seller clients is access to their listing through my point2 website.  This access allows you to view hit statistics, sources of hits and to add additional information concerning whether a potential buyer used a mortgage calculator, viewed a map or downloaded a listing brochure about your home.  This is a unique feature that allows a combined effort between seller and Realtor to present a home in the best light possible and offers unique information concerning how well your home is being marketed. 

 

Feedback & Showing Response

Through use of another computer automated service, showings and feedback response are entered, logged and maintained.  The system tracks buyers' agents that show your property and sends email requests to these agent to respond to a quick, but thorough, survey of their client's opinion of your property.  The survey touches on price, condition and if the potential buyer is interested in the property, or the reason that they are not interested.  This is a very useful tool.
